This project included some specialised luxury finishes, so it was important that before we started the job we took the time to understand the clients requirements.

Detailed project planning and scheduling started two weeks before we had access to the site which ensured we understood the full scope of the project and could meet the challenges and obstacles that come with such a specialised job.

Due to the complexity of this project, communication with the builder was critical. The relationships we foster with the builder is an essential aspect for moving forward with each stage of the build.

It was clear from the start of this project that the builder wanted nothing but the best for this commanding waterfront residence.

The builder demanded quality, and the 海角乱伦 team delivered.

The two modern homes were both over 500m2 had 铿乿e bedrooms, three bathrooms and lockup carport for three cars.

The builder needed quality to be at its highest level for these two luxury homes, even though they were working with tight budgetary constraints and a short turnaround.

The challenge with this build was space, the block was small

and the site access was limited due to two new builds being constructed side-by-side.

Scaffolding ran through the middle of the worksite because of the high ceilings and several trades were working onsite at the same time which made the job even more challenging.

Because of these restrictions, we needed to plan the job in three stages.

By breaking the project up into three stages, it gave us more time to spend on ensuring a quality 铿乶ish and allowed us to navigate the busy site so that we could 铿乶ish the job on schedule and within in budget.

The project was completed over two levels comprising of 78 rooms and areas including medical and psychology suites, meeting rooms, reception and testing areas.

The project was successfully completed in 8 weeks from set out to handover.

A1 was engaged on a design and construct basis to undertake the installation/modification of all fire and life services, inclusive of a new smoke extraction mechanical service system to approximately 2500sqm area of an open plan tenancy at Toombul Shopping Centre.

The SOW鈥檚 were inclusive of structural modifications including technical vertical & horizontal penetrations, structural steel elements, masonry structures, fire rated enclosures, new electrical infrastructure and switchboards, modifications to the existing fire and hydraulics services infrastructure and standard internal & external finishes.

All these works were to accommodate the main SOW鈥檚, which was the installation of a new ducted, multiple fan driven, smoke extraction system; this vented through large stacks throughout the tenancy.

A complete strip-out revealed some structural deficiencies which required immediate attention and action to ensure the project continued on target.

The project was completed in seven weeks to a high standard and to the satisfaction of the client.

SOW鈥檚 included the demolition of the existing tenancy and safe removal of hazardous substances, new architectural installations including 2pac finishes, stainless benchtops, and aluminium framed glazed sections, medical FF&E and new services installations including electrical, communications, audio visual, hydraulic, fire protection and mechanical services. 

The mechanical services works included the replacement of the entire floors existing system and included new AHU and VAV鈥檚 throughout along with new controls, BMS and MSSB.

The project was completed in 10 weeks from commencement to handover, to the satisfaction of all involved.

The scope of this project was to renovate and restore the internal features without disrupting or losing the naturally beautiful heritage feel.

Highly skilled teams were required to handle and install the mega sized cornice. A crane was used to cater for difficult dwelling access and to assist in the delivery and installation of the cornice.

These works comprised complex lighting bulkheads and a mix of finishes including Black Powder Coat Aluminium, Timber Veneer and Slat Ceilings, Mirror Walls and Glass Balustrading.

Working in conjunction with Woollam Constructions to manage tight lead times and numerous access issues, the project was fast tracked and integrated into the base building works. The highly coordinated works were completed on time, with eye-catchingly beautiful end results.

This project has been nominated for the AWCI Plastering Awards 2015, a true credit to all involved.

Overview: This process involved a full prototype being designed, tested and approved. Day and night shifts including manual handling of 90kgs weighted panels were required to achieve the scope of works. These works included more than 50,000 SS spike anchors in a 65mpa concrete. The 8m high ceilings resulted in the works being carried out via boom and scissor lift access only. Operating under the strictest safety plans together with continual construction traffic meant limited access throughout the project. The A1 Passive Firm is incredibly proud of the process and end result.

Overview: All methods were based upon approved tested systems that have been test in accordance with Australian Standards. To achieve the scope of the works the Fire Rated encasement was constructed using Promat Promatech L500 together with Promat sealants and approved fixings. The L500 was used to encase and form the duct. It was also required to be Fire Rated from both directions. The structural steel supports were clad with Promat P50 to protect it, as they were inside the duct. This was a complex build with many logistic and build ability issues. The project last over 4 months using over 200 sheets of board.

Overview: Night shifts, council approval, fees, permits, traffic control personnel and police supervision were required to achieve the scope of works. A traffic plan was created and 2 lanes of Coronation Drive were closed during the works. A 70m truck mounted cherry picker was brought in requiring full supervision, spotters and safety management. Allowances were also made for to reinstate the garden bed after completion.

Halcrow had just leased an entire floor in the Riverside Centre, Brisbane, and had inherited the previous tenant鈥檚 complete fit out, including furniture. Although there was an existing boardroom, the fit out had no reception area and was strongly branded for the previous tenant.

Our design aim was to provide Halcrow with the new spaces that they needed while keeping demolition and new works to a minimum. Our design & finished selections set out to professionally display the international brand of Halcrow Pacific to its Brisbane audience.

The outcome is a very sharp looking fit out that adequately positions the client in the Brisbane marketplace. Exceptional design selections and space planning ensured this project was a great success.

The large national Civil Contractor wanted a spacious and modern 鈥渇ront of house鈥 design that not only had functional meeting spaces, but also had numerous 鈥樷檖oints of difference鈥. The result is a real 鈥渉ead-turner鈥.

The A1 team drew inspiration from the clients鈥 involvement in the Transport industry, and by using the raw materials of transport packaging 鈥榩allets鈥 and industrial steel, we created an exciting and inspirational office space.
